Attention all AHL tenants:

Please let us know if you are going to be away over the festive season, and if you are, or

have already gone, whether or not you have left your heating on at all.

There is a big freeze up and there is the risk of water pipes freezing and bursting. This can

usually be avoided by leaving the heating to come on twice a day for an hour or so (we would

recommend an hour in the morning and an hour in the evening). If you have already left and

have not left any heating on, and you get this message by email, it would be a great help if

you could reply to let us know whether your flat is at risk. Then, if the weather does turn

colder we can do something to prevent flooding.

Please do not hesitate to get in touch if you need any more advice.

Top Tips for Letting your Property

First impressions count for everything – it is important that your flat always looks its best for potential tenants.  Maintaining this throughout the letting process is very important in order to achieve the best possible rental.

De-clutter – create more space, clear away any un-necessary items (books/ CDs/ DVDs/ ornaments etc).  Completely clear all surfaces, once this is done a few decorative pieces can be put back.  Create as much space as possible in cupboards in order to show that there is good storage space and that property is well organised.  Get rid of anything that you can live without.

Make minor repairs – fill in cracks in walls, replace light bulbs, any painting that’s required, replace broken tiles etc – make sure everything works. 

Carry out a deep clean including all skirting boards, light fittings, cornicing, light switches, any pet hair, unpleasant odours (smoke/ food etc), clean the oven and all appliances.  Re-do the silicon in the kitchen/ bathroom and the grouting around tiles if necessary.  Get the carpets professionally cleaned.  Doing this will not only help to let the property quickly, but will also set the standard for any incoming tenants – they will know how they have to leave the property at the end of the tenancy.

Only furnish with what is necessary – most people have some of their own things so only leave the basics.  Perhaps even consider letting the property unfurnished.  Try to be as flexible as possible.

Decorate rooms if necessary – a freshen-up can make all the difference.

Make sure everything meets the required safety standards – furniture, boilers, ovens, smoke detectors etc

If your property has a garden – make sure that it is all in order and neat and tidy and there is no rubbish/ debris.

Make sure that the house number or the name/ number on the entry phone is clearly visible – people will get frustrated if it is not clear where they should be going

Busy Busy Busy

We have had a fabulous week with lots of new properties coming on.  Look out for a couple of short term lets, a new property on Clarence Street and a lovely 2 bed in Powderhall, and a quirky student property on Causewayside.
